How big can your backyard home be?

Pick your county and enter your main home's size. We'll show the ADU size limit from your county's published rules — or, where a county hasn't published one, an estimate based on its neighbors, clearly labeled.

How It Works

Where these numbers come from

Verified county rules

For 40 counties and 10 major cities, the limit comes from the local code or official pages. We show the rule in plain words and the original wording next to it.

Labeled estimates

For 27 mostly rural counties, no size rule could be confirmed. You'll see a range from verified neighboring counties — never a single number — marked as an estimate.

Rules are changing

Florida requires every county and city to adopt an ADU ordinance by December 1, 2026. Limits in many places may change after that, so always confirm before you buy.

Common Questions

Florida ADUs, answered

Can a manufactured home be an ADU in Florida?

Yes. Florida's 2025 ADU law (amending F.S. 163.31771) counts a manufactured home built on or after January 1, 2025 to HUD standards as an accessory dwelling unit. Local size, lot, and setback rules still apply, so confirm the details with your county.

Can I rent out an ADU in Florida?

Short-term rentals (under 30 days) of an ADU are prohibited under Florida law. Longer-term rentals depend on local rules, and some counties also require the owner to live on the property, in either the main home or the ADU.

Why are some results estimates?

For 27 mostly rural counties we could not confirm a published ADU size rule. For those, the calculator shows a range based on verified neighboring counties and always labels it as an estimate — confirm with the county before you buy.

Will Florida's ADU rules change?

Florida requires every county and city to adopt a conforming ADU ordinance by December 1, 2026, so size limits in many places may change after that date. Always confirm current rules with your local zoning department.
