Land to move-in

Permits and fees, site prep, foundation, water, sewer, electric, the driveway, extras, and closing costs.

Not the home itself

The price of the home and its delivery are separate — browse the showroom to see those.

Common Questions

Site costs, answered

What does it cost to put a manufactured home on land in Florida?

It depends mostly on your lot and utilities. Beyond the home itself and its delivery, the costs are permits and fees, site prep, the foundation, water, sewer, electric, the driveway, any extras like a porch or skirting, and closing costs. The calculator above gives you a range for your situation in about two minutes.

What affects site costs the most?

Utilities and the lot itself. Drilling a well and putting in a septic system costs far more than connecting to city water and sewer, and a wooded lot that needs clearing, fill, or drainage work costs more than a cleared, flat one. A flood zone can add fill, elevation, and an engineered foundation, a long driveway or dirt road adds access costs, and permit and impact fees vary by county.

Is the calculator's estimate a quote?

No. It's a range to help you plan. Final pricing depends on a site evaluation of your property, and we walk you through it for free.

What if I don't know my flood zone or utilities yet?

Choose “Not sure.” The range widens to cover the possibilities, and our team can help you pin down details like your flood zone, utilities, and permit requirements.

Do you help with land and permits?

Yes. We help you confirm your lot qualifies before you buy — zoning, setbacks, and utilities — and walk you through the permitting steps for your county, anywhere in Florida. Planning a backyard home? Check your county's ADU size limit.
